Arboricultural (Tree): Initial Visit and Report

There are a number of possible reasons for requiring an Arboriculturalist’s Report:

1. You have a tree (or shrub or creeper or wooded area) and you are concerned about its health. You want to know what can be done to address its long term needs as you want to ensure that it will remain healthy and presentable.
2. You are about to develop an area of land and as such you require a topographical survey to identify the trees and shrubs.
3. You have a tree near a building and you are concerned that it may in the future cause damage to the property.

If you have a building that appears to have already been damaged by a tree (for example subsidence caused by tree roots), then a report from an Arboriculturalist may be useful.

The cost for an Arboriculturalist to visit a property, examine a tree (or a group of trees) and produce a report, will vary greatly depending on individual requirements. The prices generated on this website are estimates only and assume that the requirement is reasonably straight forward. The estimate would include the cost for the Arboriculturalist to travel to the site, inspect the tree and produce a brief report. Before placing an order for an Arboriculturalist’s Report you should ensure that your chosen supplier has suitable qualifications, experience and insurance.

Concerns regarding the health and condition of the tree generally arise because it could pose a danger to the property or to people from branches breaking off or even the whole tree being blown over by high winds. This is definitely a job for an Arboriculturalist who will advise on the risks and what pruning or other measures are necessary.
Concerns regarding tree roots which may affect the foundations of a property occur especially when the underlying ground is clay. In order to assess the risks it is necessary to establish the tree species and its distance from the property, the depth of the foundations, and to recover soils samples for laboratory tests to determine the 'Shrinkage Potential' of the clay. From these factors it is possible to assess the risks using tables from the NHBC Standards. Although an arboriculturalist can do this, it is not essential and the matter could be entrusted to an Engineer or Surveyor after your initial tree survey.

Tree owners, domestic and corporate, are wholly and exclusively liable for any failure of trees in their ownership if they do not take all reasonable steps to reduce the risk of harm to an acceptable level. Corporate landowners have a liability in duty of care to ensure that their trees are inspected periodically by competent persons.¹

It follows by the use of simple logic that a corporate landowner with a large tree population under its responsibility, if left unmanaged, has a correspondingly significant liability should any tree fail within that population of perhaps tens or even hundreds of thousands.

Q. Why have I been asked to obtain a ‘tree report’?

A. One of our research consultants will visit your site/property and undertake their assessment and investigation, collating the data at the office through desk study and produce a report ready for release within 24 hours of instruction. This reporting is comprehensive and addresses every aspect of the lender’s concern, giving you the peace of mind that once instructed. And it gets better; we have an all inclusive fixed fee for this service which is banded dependent on how far your property is from our regional office.

Important notice

Always check qualifications, experience and insurances. A tree surgeon or contractor is not a consultant, nor does that title confer any authority to undertake mortgage or insurance reporting. Matt Rogers uses consultants who are all Professional Members of the Arboricultural Association or International Society of Arboriculture, and degree qualified as a minimum. All staff undertaking Tree Survey Reports are certified to do so and are indemnified by a bespoke Professional Indemnity Insurance Policy which includes the business practice of tree mortgage reporting. Under qualified or under insured ‘consultants’ who appear to offer a similar service may in fact be acting outside of their remit. Be aware that this could nullify any lending decision based thereon and require the assessment of risk to be re done at additional cost to the homebuyer.
